I'm Raymond Wright. I've been investing in real estate for over 20 years.
My first deal was a fix-and-flip in Hyattsville, Maryland — $40,000 profit. I'd learned how to find motivated sellers from a Carlton Sheets course I got for Christmas, and a mentor at my church showed me how to analyze deals and negotiate with homeowners. One day he couldn't make the appointment. I went alone, put the seller under contract, rehabbed the property, and sold it.
That deal started my career. But it also showed me my limitation — I only knew how to find one type of lead. Cold calls, direct mail, door knocking. One deal at a time. One lead source at a time. That's not a business. That's a grind.
It wasn't until I got into wholesaling that everything shifted. Wholesaling opened up an entire pipeline I didn't know existed — different types of motivated sellers, multiple lead sources, deals flowing in instead of me chasing them down one by one. I went from finding deals to orchestrating transactions. And the deals started stacking up.
By 2008, I was deep into both wholesaling and flipping. Multiple properties in the pipeline. Rehabs in progress.

Then the recession hit. And it hit me hard — precisely because I was so heavily invested. It took me seven years to recover. During that time, I went back to what I knew — sales — and eventually partnered up to launch a roofing business in 2012. That roofing business created the consistent cashflow I needed to pay down debt, finish the rehabs I had in progress, and slowly rebuild.
Here's what those seven years taught me: Hustle got me into real estate. But hustle alone nearly destroyed me.
What I didn't have was a system — a sequence for building sustainably. When I got back into real estate in 2017, I did it differently. Wholesaling, rehabs, and rentals — but this time with cashflow from other businesses backing me up, and systems driving every decision.
Today I run a full construction company and actively invest in real estate — wholesaling deals, doing rehabs, and building my rental portfolio. I'm more properly leveraged now than I've ever been. Not because I'm smarter. Because I finally learned the right sequence.
